What really moves the price

Finishing is where quotations differ most, and rarely because of labour rates. Three factors dominate: the condition of the substrates — an old wall needing making good costs more than a true one — the grade of the materials, and the number of corners, recesses and junctions, which drive the installation time. We break these out in the quotation so you can make trade-offs on materials rather than discover an extra mid-project.

How we work

We quote after a site visit, item by item, and propose materials within the budget range you set. The programme accounts for real drying times and the order of trades: electrics and plumbing before plaster, plaster before paint, paint before flooring. Common areas are protected and the site is cleaned on handover.

In an occupied home we run the work zone by zone so that the kitchen or a bathroom stays usable.

Frequently asked questions

Can we live in the property during the work?

Often yes, for a partial renovation organised in zones. For a full renovation it is rarely comfortable, and we say so plainly at quotation stage.

Does refreshing a rented flat need the managing agent's approval?

For paint and flooring, notifying them is usually enough; as soon as fixed installations are touched, written approval is required.

Do you supply the materials?

Yes, or we install yours. Either way the warranty on the installation is the same.

How long does renovating a flat take?

It depends on the area and the scope; a detailed programme with per-trade milestones is part of the quotation.
